The Royal Borough of Kingston Upon Thames has today (31st January 2020) approved Landmark Estates scheme to demolish an existing bungalow at 90 Douglas Road and replace it with two, semi-detached, family-sized dwellings and on-site parking. Although only a small net gain of one dwelling, the scheme will make more effective use of the site and assist Kingston Council in meeting their (currently deficient) housing targets whilst meeting the National Planning Policy Framework (NPPF) objective of delivering sustainable development.
Significantly, located within an established and attractive suburban neighbourhood (the Council’s supplementary design guidance document designates the site and surroundings as an ‘Area of Established High Quality’) presented planning, design and technical challenges. However, Planning Manager, Phil Holdcroft states “From the start, contextual consideration required a sensitive design and approach. During the application process, we had to demonstrate to the Council that the proposed development would have no adverse or unreasonable impact on the amenity, outlook or light of the neighbouring properties and parking provisions could be met on-site. That this scheme received no neighbour objections and as approved under Officer delegated powers is testament to the design team’s expertise and careful approach”.

Other new properties
A planning application for 23 dwellings, located adjacent to Weymouth marina and within walking distance of the town centre and beach environs is to be submitted in October.
Landmark Estates has secured another planning permission for the redevelopment of Hanson’s Garage, Combe Martin to provide a convenience store on behalf of the Co-op.
