Former Dales Vauxhall Garage, Threemilestone, Cornwall

0.3ha brownfield site in Threemilestone centre, an established residential settlement on the edge of Truro, the Cornish capital city.

A mixed use scheme comprising:
i.    Conversion of showroom to a convenience store (425sqm).
ii.    Erect 6, semi-detached dwellings (3 and 2 bedroom dwelling) on the former garage parking forecourt.
A brownfield site, within the settlement centre and adjacent to a number of sensitive uses, presented a number of acquisition, site management and planning challenges.  However, Landmark’s efficient approach and understanding of complex sites ensured a prompt outcome.  Key issues included:

  • Landmark exchanged and completed the deal within an 8-week period.
  • As the building’s tenant (a regional car sales and repair business) were still operational, an awareness of site sensitivities was critical.
  • A planning application was submitted within a 4-week period. This included coordinating a number of specialist consultants, technical reports and overseeing detailed drawings.
  • Positive dialogue and meetings with the Parish Council and local interested parties ensured that the scheme was not subject to adverse local representations.
  • Planning input addressed and overcame a number of issues from key consultees including: the principle of a sequential test for the retail use; site remediation issues; retail delivery issues / intensified traffic impacts; impact on neighbouring bungalow; surface water concerns and the provision of a pedestrian crossing.
  • A delegated approval decision was approved within 12 weeks of the scheme’s validation.
